Common HOA CC&Rs
Maintaining your property: You will have to keep your property looking clean and neat. Letting your lawn go, peeling paint, or visible junk will violate the CC&Rs.
Paint colors: These are usually required to be approved by the HOA before you are allowed to have your home painted.
Pets: Some HOAs may restrict certain dog breeds or limit the number of animals you can own.
Vehicles and parking: Some CC&Rs limit how many vehicles you can park in front of your home, banning street parking all together, and restrict guests from parking overnight.
Garbage cans and other unsightly items: Some require that trash containers and utility meters to be hidden from sight. Fences may have a height limit or political signs may be banned.
All HOAs are different and will have their own set of rules that members must follow. Violating these CC&Rs could result in fines, suspension of privileges to common facilities, forced compliance to fix the issue, or even having the HOA file a lawsuit against you. Some states allow a lien to be placed upon your home.
