Community pools are a great way to beat the heat in the summer, but they come with certain responsibilities. As of recently, California has required that all public community swimming pools be properly maintained and inspected for safety purposes before being opened.

Health Restrictions
New regulations state that pool access must be denied to anyone who has symptoms of diarrhea, cough, cold sore, ear or nasal discharge, or those who are wearing bandages. This rule extends to pool monitors as well, even if they aren’t getting in the pool.
Safety Equipment
Proper first aid and safety equipment must be installed and maintained. Some equipment that must be present at all times includes a 12 inch minimum rescue pole and a 17 inch life ring with a throw rope. Specific regulations may vary by city and county so be sure you are up to date with your area.
Daily Testing
For HOAs with 25 or more units, the pool and spa water’s chemical composition and temperature must be checked daily and logged. HOAs with under 25 units must do this twice a week at intervals that are no more than four days apart.
Doors and Gates
There must be one door or gate to exit the pool area that can be accessed without a key for emergencies. If all of the doors and gates can open without a key, then no signage is required. Otherwise, any keyless exit has to have signage stating that it is the emergency exit and the letters must be at least four inches tall.
